By rubber rings do you mean the type with the stuffing gland nut on the the piston rod end of the piston? If so slacken these right off and run in (loco on blocks) using plenty of oil on the piston rods. Once it's all freed off finger tighten the nuts until steam stops blowing past, any more will b...

BTW - a flexible way of providing battery power with the minimum of effort is to put the batteries in a trail car (eg a box van) and run wires to the loco. The Stainz loco has a socket at the rear which can be used to power the loco - so all you'd need would be a plug, some wires and a battery pack...

"What did you use for all the lighting?"

I used LED. The advantage is that it will last much longer than light bulbs. The disadvantage is that LED are directional, so if we reverse the power, it won't work.
